I deal in commercial real estate for a living and have found it a legitimate but bendy business. I have traded in every sort of real estate imaginable including homes, townhouses, parking lots, and farms. Farms are recognizably the least interesting, however can also be legitimately profitable. They are boring about 95 percent of the time because all you are doing is buying up some blank land that a Grandfather bequeathed in his will and abruptly flipping it to a sizable farming company. I love the buying and selling of land to just act as an agent because there is so much more money in selling something you own as opposed to selling something someone else owns! Recently I had a single one of those interesting cases where I was selling the farm to a small but rich family that wanted to compete against the corporate model. Call them crazy, however it takes serious guts to go into a battle such as that, so I decided to provide them a nice deal. The farmer’s ranch house was pretty trashed so I had some corporations come in and fix things. I had to install a brand new gas furnace and cooling system as there were neither in the building. How does a family not even have a gas furnace in their house? The Heating, Ventilation as well as A/C work needed to be done from the ground up and ended up costing quite a few thousand. To be honest, I took a real bath in that sale. I provided them such a nice deal in comparison to what money I put into it with the Heating, Ventilation as well as A/C work in addition to electrical and all of the other stuff. Totally worth it though to see someone take on the sizable companies.
