The renter won’t quit calling for ridiculous stuff

When I initially bought a building that includes 4 separate apartments, I was eager to make some necessary improvements.

I weeded the gardens, trimmed all of the shrubs as well as purchased some potted plants to add some color. I updated the shutters as well as painted the doors as well as trim. I asked the tenants if they had any major complaints or problems with their accommodations. Three out of the four tenants informed me that everything in their apartments was just fine. The fourth tenant expressed concerns with the water pressure from the powder room as well as sink faucets. I went into the place as well as found that the aerators were basically just blocked. I demonstrated how to remove the aerators, rinse them as well as reinstall them for my tenant. A few mornings later, the tenant called me up to grumble that her a/c device wasn’t providing adequate cool air, and when I checked the cooling system, I suddenly realized that the air filter was truly disgusting. I showed the tenant how simple it is to remove as well as clean the air filter. Over the next many weeks, the tenant called me 6 more times. She needed help replacing light bulbs, plunging the toilet as well as tightening knobs on cupboard doors. I finally was extremely aggravated as well as told her not to call me again unless she was faced with an actual emergency. Two mornings later, she called again. I refused to answer. She called back many times right in a row! Expecting something ridiculous, I finally accepted her call. She then informed me that the water tank had ruptured as well as flooded the entire apartment.
