I manage many properties that I rent out weekly. There are multiple houses in total & multiple condominiums, all in the same general price range & mostly in the same area. It all started with a single single condo that I decided to flip after buying it cheap on an auction money sale. Miraculously enough, everything fell together perfectly & the remodelling & renovations made the condo look fantastic. About multiple years later I bought another in the same circumstances & slowly accrued the final multiple properties from there. Each time I found something cheap with money & then spent the time repairing & remodelling the units myself. But, I have been at this for multiple decades now & I’m starting to get old. My back isn’t as wonderful & my knees are weak from years of sitting while working. Since I live in the south where the weather conditions is hotter year round, I have to reckon with constant cooling system problems each year. Unfortunately, not all renters have the same comfort preferences indoors, nor do they all treat the temperature control with as much respect as others might. This means that I am constantly paying for service, repairs, & part updatements. I finally decided to start installing ductless mini split cooling systems in all of my properties. Somewhere I study that often you run into less Heating & Air Conditioning service & repair because the mini splits are used less frequently when you have the choice to have a single running on a single side of the condo while the others further away are off. This means you only run the cooling system in the parts of the condo you’re occupying for any given stage of time. I’m hoping this will split back on my heating & cooling expenses.
